Episode 199 – Dwan Bent-Twyford – Empowering You to Invest in Your Future
“When I realized I could help other homeowners, other women, other men, other families going through the same thing I thought, I’m going to show other people how to do it. I was raised in the country so why can’t everybody become a millionaire? There’s nothing special, I didn’t have any training, I didn’t go to college – if I can do that, why can’t everybody do that? - Dwan Bent-Twyford is a 30-year veteran of real estate investing. Whether you are looking for passive income, rentals, SFH, commercial properties, fix & flips, Subject-To’s, storage units, creative financing or anything in the investing world, Dwan is your go-to girl. She has personally flipped over 2,000 properties in her career – to date! She is considered Americas Most Sought After Real Estate Investor and she coined and trademarked the term “Short Sales” as it applies to real estate investing.
- Dwan is the host of her own podcast – Dwanderful Real Estate Investing Channel, and on Tuesdays, Dwan teaches in detail, about real estate investing, covering topics that you don’t even know that you don’t know about yet. With 30 years of investing, running REIA’s, and speaking on a national level for decades, she has some amazing contacts! Keeping in mind that money is not the end-all, be-all of life, Dwan digs deep in all areas of well being. She is hilarious and her guests love her. She prides herself on interviewing her guests in a way no one else does!
- Currently, Dwan and her husband are rehabbing a town! Yes, a town. Her motto is simple: People Before Profits! In addition, she has written THREE Best-Sellers, been a guest on hundreds of podcasts, print medias, radio, TV and more.
- Dwan and Patrick cover a lot of ground in this episode from how Dwan got her start to how she’s viewing the future after 30 years in business. Dwan takes us on her journey from the age of 18 to a fork in the road moment at 30 which led to her start with real estate investing. Not understanding what she was truly getting into when she answered an ad in the paper proved to be a blessing in disguise! Dwan talks about building confidence, being of contribution and the gift of fortitude in the face of adversity. - [01:56] Dwan and Patrick get rolling, get connected with what Dwan does and what she and her husband are undertaking in his home state of Iowa!
- [04:50] Where it all began. Dwan takes us back to a fork in the road moment which led to her start with real estate investing – rehabbing (flipping), wholesaling, short-selling, teaching and writing books to name a few.
- [09:40] Dwan explains a bit more about how the short-selling process works in the US. It’s quite different than Canada.
- [12:58] With that fork in the road moment, Dwan could easily have chosen a different path (and she did with Denny’s but promptly got fired!) She recounts the story of how she got to the head of the real estate trail and with training courtesy of Home Depot classes, a lot of grit, and a little anger, she took on a full house rehab on her own. A lack of understanding for what she was truly getting into proved to be a blessing in disguise.
- [18:50] Fortitude in the face of adversity. Record-breaking blizzards pushed Dwan out of the mid-west to seek warmer climates and beaches at the age of 18 and she didn’t look back. Faced with real challenges at the age of 30 she sought a different path of independence rather than a comfortable fall back.
- [24:01] Though from a great blue-collar family with a nice upbringing, Dwan always approached life very differently from those around her. There was no place in her mind that was interested in settling and feeling stuck; Dwan craved adventure.
- [27:25] Authentic confidence. It took some guts and Tony Robbins seminars to bring Dwan out of her shell when she was in her twenties, but once out, she learned to love the energy she now embraces with confidence, effervescence and genuine excitement.
- [30:05] So does Dwan piss people off with her bold personality? Maybe some, but ultimately Dwan does what she does to help people achieve their dreams, so it can’t matter.
- [34:04] Through leadership and a sincere desire to help others, Dwan discovered quickly her purpose in life. If she can help people do what she did, why wouldn’t she?
- [38:34] Dwan describes the experience of meeting her husband Bill, and how their relationship, their partnership, and their family has grown together.
- [41:43] Reflecting on where she’s at now at the age of 65, having built her own company, her brand and financial success, Dwan shares what she sees for future (including an up and coming 9-year old coach) and the new projects she and Bill are undertaking, which are a lot of fun.
- [45:16] It takes a village to re-build a town. Bill and Dwan each have their own hands-on roles in these projects, but they have a great local team in place and excitement for the vision of how it unfolds.
- [47:06] Buy the line, move the line. Patrick and Dwan talk about the strategy of improvements in one area that inevitably ripple out and positively impact and elevate the surrounding properties. Alongside that can come economic expansion and a beautiful community uplift.
- [50:46] Dwan describes the circumstances that encouraged her and Bill’s decision to take on the town refurbishment.
- [54:12] Goal-driven and a big vision thinker, it took Dwan time to build her mindset to a project this size, but now she’s all in to take on big opportunity and see where it goes!
- [56:40] Think big and watch it unfold. What started as buying a couple of buildings quickly grew for Dwan and Bill, and not surprisingly the “how” was taken care of and the money showed up. Inspired by her love for Hallmark movies, Dwan’s motivation shifted a bit to bring forth more of what they envisioned for this town.
